The combination makes the community particularly relevant to buyers seeking genuine luxury rather than simply a higher-priced conventional home.

Research also suggests that the type of golf facility matters. A 2009 study examining properties around 20 golf courses found substantial variation in housing-price effects depending on course ownership and access, reinforcing why buyers should assess the specific club rather than assuming all golf frontage carries the same value.

Summerlin: Multiple Ways to Live Around Golf

Summerlin offers a different proposition because it is a large master-planned area with several distinct golf-oriented neighborhoods.

Summerlin can be especially attractive to out-of-state buyers who want proximity to restaurants, retail, recreation, and Red Rock Canyon while remaining within the Las Vegas metropolitan area.

The key is understanding micro-markets. A fairway-facing custom residence, an interior home in a guard-gated neighborhood, and a property elsewhere in Summerlin should not automatically be valued using the same assumptions.

Southern Highlands: Golf With Convenient Valley Access

Southern Highlands Las Vegas real estate offers another option for buyers who want golf-oriented residential living.

The community’s location in the southern valley can be particularly practical for people who expect regular access to the Strip, Harry Reid International Airport, or Interstate 15.

At the upper end of the market, custom estates surrounding Southern Highlands Golf Club can deliver the privacy, architectural quality, outdoor living, and larger-scale design expected in luxury real estate.

Again, price alone should not define the category. A property should earn the description “luxury” through its location, construction, design, privacy, amenities, lot characteristics, and overall market position.

Does Golf Course Frontage Add Real Estate Value?

Evidence suggests it can, but buyers should avoid applying broad averages to individual Las Vegas properties.

A study published in The Journal of Real Estate Finance and Economics analyzed 717 residential sales and estimated that homes directly abutting a golf course received a 7.6% sales-price premium in its sample.

That does not mean every Las Vegas golf-front home should command a 7.6% premium. Views, privacy, course quality, architecture, orientation, club reputation, and comparable sales all influence valuation.

Nevada-specific economic research has also identified meaningful value associated with golf real estate. A TEConomy analysis estimated a $159.7 million premium associated with sales of existing homes in Nevada golf communities in 2018.

The better question, then, is not, “Is a golf home worth more?” It is, “How much does this particular location contribute to this particular property’s market value?”

What Relocation Buyers Should Review Before Purchasing

A buyer moving from another state should examine the financial and lifestyle structure behind the address.

Start with club membership. Buying a home in a golf community does not necessarily mean a specific membership is included. Verify initiation fees, dues, membership categories, transfer rules, and waiting lists yourself.

Then review HOA requirements, architectural restrictions, security arrangements, landscaping standards, and any additional community assessments.

Finally, consider resale from the beginning. Lot position, view corridors, privacy, exposure to golf activity, architectural quality, and future buyer demand can influence how a property competes when it eventually returns to market.

This is where detailed local representation becomes particularly valuable for someone attempting to compare properties remotely.

Choosing the Right Las Vegas Golf Community

No single “best” golf community exists in Southern Nevada.
