What does it cost to work with Stephen as a buyer?+

Buyer-agent compensation is negotiated in a written buyer representation agreement before showings begin (per the 2024 NAR settlement). In Las Vegas, this is most commonly paid by the seller out of the listing-side commission, but it's negotiable on every deal. Stephen will explain the math in writing on the first call.

Do I need to be pre-approved before I start touring?+

Strongly recommended — listing agents in the Las Vegas valley generally require a current pre-approval letter (or proof of funds for cash) before scheduling showings on most properties. Stephen will introduce vetted local lenders if you need one.

Can you help me buy a home from out of state?+

Yes — a meaningful share of Stephen's annual buyer-side volume is out-of-state and international. Live video tours, neighborhood drive-throughs by car or drone, and a coordinated arrival plan make remote purchases work cleanly.

What if I want a brand-new construction home?+

Builders pay buyer-agent commissions baked into their pricing model — bringing Stephen costs you nothing extra and gives you comp analysis, lot-premium negotiation, contract review, and inspection oversight you'd otherwise be on your own for. He must accompany you on the first visit; do not register without him.
