Is there any cost or obligation?+
No to both. Stephen runs free CMAs as part of his standard practice — for sellers planning to list, for owners who just want a current number, and for buyers assessing a property they're considering. There's no obligation to list with him afterward.
How is your CMA different from Zillow's Zestimate?+
A Zestimate is an algorithmic guess that doesn't see your specific home. Stephen pulls actual closed comps on your street, your floor plan, and your specific subdivision — then adjusts for upgrades, condition, and current market conditions. The result is what your home is actually likely to sell for, not a citywide algorithmic average.
How quickly will I hear back?+
For straightforward addresses, expect a written CMA within 48 hours. Complex properties (luxury, custom builds, multi-acre, mixed-use) may take a few extra days for an in-person walkthrough.
What information do I need to provide?+
