Why doesn't this list every new-home community in Las Vegas?
This page lists only communities that have a new-construction home for sale on the MLS today. Communities that are coming soon, or that have sold through their current release, don't appear until a home is listed. Builder floor plans and brochures aren't in the MLS, so they aren't here either.
Do I need my own agent to buy new construction?
Yes, and it costs you nothing extra. The on-site sales counselor represents the builder, not you, and the builder's buyer-agent commission is already built into the price. Stephen must be with you on the first visit — registering at the model home without him can lock him out of representing you.
Are these prices the final price?
No. Builder list prices usually exclude lot premiums, design-center upgrades, and current incentives, and they change with each release. The price range shown is what is listed on the MLS today. Stephen pulls the current incentive sheet and recent comps before you visit.
How current is this list?
It is built from the live MLS and refreshed through the day. A community drops off once its last listed home goes under contract, and a new one appears once its first home is listed.
